Love this outlet! Tucked my dogs in their stroller in the far corner of the outdoor seating and managed to enjoy my coffee and a book with the dogs for a while!

Students hogging tables for hours deprives those who just wanna eat meals or drink coffee . The hot chocolate is too bitter, so stick to their frapp or hot coffee

The place is ridiculously cold, bring some warm clothing . Also plenty of students camping there so seating is tricky.

This place the service I like but opening not so early. Hope can start at 0700 or 0730hr.

Has great ambience to study and even chillax !

Nice s'bucks just below our block! Salted Caramel goodness a stone's throw away...

This place always full with students occupying the sit. Please don't come during after-school hours.

The table is always full of students that hog the place!!!! Annoying!!!

Students taking up space. 'Buy 1 drink sit all-day'. Other customers can't get a seat. Management need to do something constructive .

Cozy and definetely no smoking.
