Neighborhood Starbucks located in the Village . It has a generous seating and working area, I would guess about 15 tables. Outside seating area available as well

Most comfortable outdoor seating of any Starbucks I know. Definitely one of my faves!

The cleaning maintenance is deplorable at the Starbucks in the Village of Irvine the exterior sesting is dog hair and flea ridden

Fabian is an awesome barista! He always remembers my order and has it ready before I get to the register.

A warning to the smoke conscious, A LOT of smokers hang out in the chairs outside this Starbucks. So if you want to enjoy the sunshine be prepared for some second hand smoke.

This Starbucks is HUGE and very convenient for meetings. It is my favorite meeting location in Irvine.

Just so you all know, if you buy ground Starbucks coffee at the grocery store ...KEEP THE BAG! You get a free tall beverage with every one.
