Got the combination beef pho & skipped the tripe . It was decent. The beef ball was pretty bouncy but it was not a ball - it was roughly cut from a larger slab. The soup was pretty good.
Favourite cheap eat Vietnamese dinner location. Your dinner not including a drink will be less than $10. Check out 413!

The spring rolls were ok (a double portion is pictured). They had too much yam but tasted decent.
Parking is awful. Park wherever you can in the parking lot !

The booths aren't even attached to the ground.
Hard to turn into this mall unless you are going southbound on Bayview
