Mr ya kun, when u franchise the biz and yr reputation... Make sure yr franchisee can deliver up to a reasonable service standard. Waiting for 15 mins for my teh si isnot one of them!

The newly renovated branch is awesome! Comfy seats and streaming queues. More variety: yummy toast sticks (with ham and cheese )$3.50; kaya balls ($3) and local delights with nasi lemak !

have the kaya toast . wash it down with 'teh oh peng siew dai' (iced black tea , not too sweet)

The renovated Ya Kun is horrible!! Always under staff on weekends. Long queue, long wait for food and just no standards. Can spot flies here .. Omg !!
