Vietnamese coffee , hot or iced, is always a winner. Inside is open and airy, bright colors and a street view with lots of natural light . Lovely patio area with half a dozen or so seats. Free wi-fi.

The proprietor is Vietnamese, so you get Vietnamese coffee as good as they'd have it in Ho Chi Minh City . Their Vietnamese latte is a wonderful rendition on traditional fare.

The leather sofa is always occupied so get here early! The white mocha latte is to die for!!!

Patio is a great place to sit on a hot day. Iced chai tea is really good.
