Be careful if you park here late at night. My car was broken into on a Tuesday night between 9-10pm, even though it was parked in the well lit parking lot and there was a line out the door.

Great selection of premium tea and cream options. Drinks tend to be sweeter - sugar level should be one level below what you usually get at boba guys or teaspoon.

TP Tea is the boba milk tea OG. One of the best shops in the Bay Area! Tie Guan Yin Tea Latte is flavorful but the original milk tea is great as well . Don’t forget the cheese foam option!

The boba was good but the tea was a lil more sweet than I liked, even the less sweet option. Lots of choices and variety.

Lemon black tea excellent, honey green tea good. Solid place with long lines .

Make sure to come here during off hours or there will probably be a slow line ... but it's worth it imo :)

I got the passion fruit green tea with 0% sugar but it was still way too sweet. My friend got a wintermelon tieguanyin and it was pretty good.
